In real estate business and law, a title search or property title search is the process of retrieving documents evidencing events in the history of a piece of real property, to determine relevant interests in and regulations concerning that property.

Title insurance is a form of indemnity insurance predominantly found in the United States which insures against financial loss from defects in title to real property and from the invalidity or unenforceability of mortgage loans.  It is meant to protect an owner's or a lender's financial interest in real property against loss due to title defects, liens or other matters. It will defend against a lawsuit attacking the title as it is insured, or reimburse the insured for the actual monetary loss incurred, up to the dollar amount of insurance provided by the policy.



Buying or selling real estate usually involves the transfer of large sums of money. It is imperative that a neutral third party, such as Executive Title Company, handles the transfer of funds from one party to another.  This includes receiving the funds and documents necessary to complete the transaction and handling final delivery of all items to the proper parties upon the successful completion of the escrow.


An abstract of title is the condensed history of title to a particular parcel of real estate, consisting of a summary of the original grant and all subsequent conveyances and encumbrances affecting the property and a certification by the abstractor that the history is complete and accurate.


The Deed is the legal document that transfersownership of the property to you. The process is fairly straightforward, and the deed can be prepared by Executive Title's expert attorneys.

While there are various types of deeds, their purpose is the same: to make sure that ownership of the property is transferred to you. However, it is important to know how these deeds differ and ensure that you receive all the necessary documentation to give you full ownership of your home.


Cash closings are reserved for when a buyer is using all cash to purchase the Property and not obtaining a Mortgage.  In this instance all of the Cash to Close is delivered to Executive Title.

Upon the Closing Date, the Buyer will get possession of the Property even if the Registration Date is after the Closing Date.
